Southwest Missouri and northeast Oklahoma
Here is the deal. They want a 345,000-volt path through this country. Towers up to 135 feet. A cleared strip about 150 feet wide. Liberty on the Missouri side. AEP on the Oklahoma side. Same regional plan. Our houses, creeks, hay fields, and front porches sit in the middle.
What this is
Southwest Power Pool told utilities to build a high-voltage path from southern Kansas through northeast Oklahoma into the Missouri Ozarks. The pitch is reliability after bad winter storms. Fine. Then show the homework. Because the bill on the ground is a permanent industrial strip across land that already had a job.
Liberty says about 90 miles of new 345-kV line and 79 miles of 161-kV rebuild or conversion. Some of it follows the old Monett to Branson corridor. Some of it still has to run west and meet AEP at the Oklahoma line. Open houses already started. They are talking construction in 2027.
NEOTEP is about 100 miles of new 345-kV line across Washington, Nowata, Craig, and Ottawa counties. AEP has talked 100 to 135 foot structures and a 150-foot right-of-way. The east piece is at the Oklahoma Corporation Commission as case PUD 2026-000068.

Dirt work puts sediment in the water. If they cross a stream, we want the map, the rules, and somebody who has to fix it later. A cookie table at an open house is not a permit.
AEP already said value can take a hit when a line sits close or stays in the picture. Ask for an independent appraisal. Do not take a brochure for an answer.
Then the leverage flips. Get the easement language, the map, and the alternatives on paper first. That is the whole game.

People do not share a white paper. They share a sentence they can repeat. Keep it clean. Keep it true. If you cannot point to a document, do not say it.
